Tarek El Moussa shares his lessons for success in immovable property

This essay as a strong is based on a conversation with Tarek El Moussa, 43, a HGTV and CEO star and Tarek owner buys houses and Tem Capital. The following is edited for length and clarity.

I’m a television personality, a CEO, an entrepreneur and a father. The foundation of all this was the investment of real estate.

In fact there was no obstacle to entering business and starting to sell different homes from obtaining a license. I grew up in a low -level community in southern California, and I never knew what was there until I started looking at real estate.

I’ve been running Tarek Buys House since 2010 to roll up houses and making real estate for about 10 years. I started TEM Capital about six years ago. I realized that I could make a much bigger and better deals if I had more money and more partners, and thus was born Capital. The goal is to help accredited investors to increase their wealth by partnering with me to buy real estate.

In 2025, Tarek buys houses will surely roll between 300 and 400 houses.

For Tem Capital, we are ready to start our triple capital fund. We will take home and turn them into triplexes and fourplexes. We are also ready to start our desperate multifamiljar fund. Like I buy, fix and sell houses, we buy 400 units apartments, fix them and sell them.

Here are the six biggest lessons that have contributed to my real estate and business success.

Struggle

In my first six months in business, I completely withdrew. I was not earning money, and then, one day, I got in with hyper and decided to speak with 50 people who owned a house every day.

My real estate coach told me I had to speak with 20 people a day. I told him I would talk by 50. He said, “That’s what everyone says. No one does it.” And I did it.

Ninety days later, I brought nearly $ 300,000 dollars for the company, which completely changed my life.

Many people believe it takes years to make money. That’s not true.

You just have to decide to go for it, put it to work, take the time to learn, study and practice, and prepare to fail several times. Eventually, you will win.

People make all the changes

Make sure you work with the right people. It’s a lot of work to find the right people.

I have been terrified to let people go, change staff or fire people because I always try to make them change or improve. Then, I learned that it is really to find that appropriate team member.

You need to keep your team accountable, and you have to keep yourself responsible.

It is important for each of my team members to know that I am so committed to what they are doing as they are.

Commit to the cold call

If you are not talking to people every day you don’t know, you will never be in the real estate business.

The money is to the people you don’t know. In this business, you look for a needle in a bar and the only way to find that needle is to move many hay.

I tell all my staff members every day that our minimum goal is 50 conversations a day with someone we have never talked to.

So learn who should sell or who has a desperate property. I know there are people all over the country today thinking, “Man, we have to sell this house.” They do not know that we want to buy it, so we have to find them.

People watch YouTube and read books but you know what they never do? They never actually go to see a home, call a homeowner for a foreclosure, or call a real estate agent to ask if they have any disturbance agreement outside the market.

The only thing that matters is the call of real estate agents and their question whether they have any desperate property you can buy. If someone was going to do it all day, every day for a year, they would change their lives.

Use obstacles to strengthen

The more pain we pass, the stronger we get.

If I hadn’t gone through all these painful experiences, all these levels and a decrease in profit and loss and loss of money, it would not have made me as strong as I am today.

The only way to continue growing up is to admit that you will need to go through painful processes that will help you go further.

You have to accept the fact that life is not right. You need to get the pieces, keep your head up and continue.

Find your magic clock

I am a great believer in creating a sleep schedule that works for the life you live. I was one of those people who said, “I’m a night person, blah, blah, blah.” Next to an excuse. It is easier to go to bed late than it is to wake up early.

I felt overwhelmed by life because I woke up at 6:45 or 7am, then you have children, and you are trying to squeeze into the gym and then go to work. With all the responsibilities of life, I was only out of time.

One day, I decided to start waking up at 4:30 pm, and getting two extra hours a day I completely changed my life. For the first time, I had two hours “with time”.

No one is awake. Darker Darkens downstairs, and I have the fire going. Hourly my magical clock where I can think and create in peace.

Most people are so overwhelmed by business, family, cell phones and social media that they never have time for themselves. I am a great believer we need some time for ourselves.

Build a career growth in your routine

I’m evolving every day. I’m learning every day. I’m growing up every day.

During my magical hour, I’m studying. I’m reading. I’m learning about him. I’m learning about technology. I’m learning about marketing. I’m learning about systems. I’m watching videos on YouTube.

When I travel to the gym every morning, I leave my house at 6:40 and hear books in the audible for 20 minutes. I then go there, do cardio and listen to more books. I’m always educating myself.

I am everything to kill two birds with one stone. If I have a conference call or something else I will go on a walk. That way, I can get my cardio while I’m in a call and you don’t even notice I’m walking.
